Nature & conservation

The estate’s first amenity is the land itself.

Water, woodland, granite, vineyard and wildlife already shape Bushman Rock. The development vision treats these systems as the framework for future living.

A mosaic of habitats

Water, miombo, grassland and granite within one estate.

The strongest conservation story is not a single animal sighting. It is the connected landscape that allows water, plant life, birds and game to continue sharing the property.

Dams & wetland edges

Dams & wetland edges

Open water and reed beds support waterbirds, wildlife movement, fishing and a changing seasonal landscape.

Woodland & grassland

Woodland & grassland

Mature woodland, open grazing areas and quieter corridors hold much of the estate’s everyday biodiversity.

Granite ridges

Granite ridges

Outcrops and rock shelters shape views, hold cultural history and create small, distinct ecological niches.

Vineyard & cultivated land

Vineyard & cultivated land

The vineyard adds a productive landscape and a living connection to the estate’s winery history.

Conservation first

Plan around what cannot be replaced.

The concept documents call for wildlife corridors, dedicated conservation areas, reforestation, erosion control, sensitive land management and wildlife-friendly fencing.

Water commitments include rainwater harvesting, greywater reuse and sustainable dam management; the wider infrastructure vision adds recycling, composting and renewable-energy systems.

These intentions will become measurable public commitments only once the environmental, infrastructure and management programmes are approved.
